A leading global real estate investment platform is seeking an experienced Associate Director – Asset Management to join its APAC team. This is a strategic role for a professional with a strong background in real estate investment and asset operations, looking to contribute to the performance of a diversified portfolio across asset classes, with a particular focus on logistics and office properties in Japan.
The Associate Director will be responsible for leading asset-level strategy and execution to optimize property performance and investment returns. This includes overseeing marketing and leasing campaigns, tenant and broker negotiations, budgeting and NOI management, and coordinating with development and acquisitions teams to implement value-enhancing initiatives. The role is also responsible for liaising with lenders, managing valuation processes, and reporting to key stakeholders.
This position provides broad exposure across the full real estate investment lifecycle, including acquisitions, asset strategy, valuation, refinancing, and disposals.
- Develop and execute asset management strategies to maximize asset performance and value
- Lead property-level underwriting and performance tracking
- Manage annual budgeting, strategic business plans, and NOI optimization
- Oversee tenant negotiations, leasing campaigns, and broker relationships
- Collaborate with third-party vendors, including property managers, leasing agents, and consultants
- Drive valuation processes and manage communications with external appraisers
- Report regularly to lenders and investors, maintaining transparency and accuracy
- Oversee refinancing efforts, including lender engagement, documentation, and covenant monitoring
- Support asset disposals, including buyer negotiations, agent coordination, and legal oversight
- Mitigate asset-level risks and conduct operational audits as required
- Partner closely with acquisition and development teams throughout the asset lifecycle
- Bachelor’s degree in Real Estate, Finance, Business, or related field; Master’s degree preferred
- 10+ years of experience in real estate finance, investment, or asset management
- Proven track record in financial analysis, modelling, deal execution, and reporting
- Deep understanding of the Japanese real estate market, regulatory environment, and investment structures
- Experience with ARGUS or similar platforms for cash flow forecasting and valuation
- Strong understanding of debt structuring and facility agreement management
- Experience with logistics and office assets preferred; multi-asset exposure is a plus
- Exceptional analytical, strategic thinking, and problem-solving capabilities
- Fluency in both English and Japanese (spoken and written)
